My practice is about taking your desire for a home or better built environment and transforming it into reality. It starts with a meeting to understand your needs and wishes and to see the land or existing house which is the canvas for the project. As discussions, sketches and 3d computer models progress, the drawings become more refined and detailed until they have enough information to create a house or remodel one. The wonderful thing about this process is that many ideas can be explored, and you can see the spaces and any alternatives before any building takes place. There are standard architectural phases but the lines between the phases can be blurred or overlap as each phase builds on top of the previous. They are as follows:
- Pre-design: Meet and greet and make sure the project is viable in terms of zoning, and basic goals with budget in mind.
- Schematic Design: Start illustration of desires, define issues and goals. Reach a general 3d computer model form of project.
- Design Development: Refine the basic model to include elements in detail, Add Mechanical, electrical and structural systems.
- Construction Drawings: Documenting all aspects of the design with drawings and specifications so project can be built.
- Negotiation: Choosing a contractor. Note: This phase should start as soon as possible in the initial design phases.
- Construction Administration: The architect, as your representative to ensure that all the requirements are fulfilled.
- Permits: We decide together depending on the project and town the best time to apply for a permit. MGF Designs prepares the drawings.
